Renovation & Specialist Works

Planned refurbishment and specialist building packages coordinated around existing conditions and live interfaces.

Service overview

Renovation requires accurate surveys, isolation and protection, controlled removal, progressive coordination and careful integration between retained fabric and new construction.

Technical scope & system components

The drawings, specification and site survey establish the final package. Components, boundaries and exclusions are agreed before procurement. Typical work elements include:

  • Commercial and residential renovation
  • Office refurbishment
  • Waterproofing and facade interfaces
  • Aluminium, glass and metal works
  • Doors, flooring and painting
  • External and landscape interfaces
  • Testing, snagging and handover

Design & coordination considerations

Review the design intent against actual site dimensions, plant access, service routes and the responsibilities of adjacent trades. Raise unresolved interfaces before installation or concealment.

  • Condition survey
  • Retained-services verification
  • Phasing and access
  • Temporary protection
  • New-to-existing interfaces

Installation & execution

Establish the work fronts from coordinated drawings, verify material approvals and sequence installation around access, adjacent trades and inspection points. Protect completed work and maintain a current record of changes.

  • Verify the current drawing revision and release the work front.
  • Inspect deliveries and protect materials before use.
  • Complete prerequisite works and agreed inspection hold points.
  • Record changes, close observations and protect completed installations.

Coordination with other trades

Verify retained services before strip-out, establish temporary supplies where required and coordinate new work with existing structure and finishes. Treat hidden conditions as technical queries and update the sequence before extending the affected work.

Testing, commissioning & handover

Follow the agreed inspection and test plan, record actual results, resolve observations and retest affected work. Assemble the accepted records with as-built information and the equipment schedules required at handover.

  • Substrate and installation checks
  • Waterproofing tests where specified
  • Finish inspections
  • MEP re-testing
  • Snagging and close-out

Quality assurance

The work package follows documented material reviews, method statements and inspection/test plans. Work inspection requests identify the location and drawing revision. Non-conforming work is recorded, corrected and checked again; as-built information and test records are assembled progressively.

Health, safety & environmental controls

Task assessments address live services, dust, noise, temporary protection, selective demolition and public access. Inductions, permits, barriers, suitable PPE and competent supervision are matched to the actual activity. Work conditions and emergency access are reviewed as the site sequence changes.

Applications & sectors

The project brief establishes operating conditions, occupancy, access, durability and finish requirements. Phasing is planned around building users and adjacent work where premises remain occupied.

  • Occupied commercial properties
  • Villas
  • Offices
  • Retail and hospitality
  • Industrial facilities

Northern Emirates coverage

Enquiries are supported across the five Northern Emirates. Planning considers existing conditions, occupied-site phasing, access and protection of retained work. Coastal exposure, industrial operating hours and access constraints are reviewed against the actual site; the agreed scope and programme determine mobilization arrangements.

  • Ras Al Khaimah
  • Sharjah
  • Ajman
  • Fujairah
  • Umm Al Quwain

Technical FAQs

Questions about Renovation & Specialist Works

Why is an existing-condition survey important?

It identifies visible defects, retained elements, service routes and access constraints. Findings establish the work boundary and highlight areas needing investigation before removal or covering.

How are hidden conditions handled?

Record the unexpected condition and secure the affected area. Obtain the required technical direction and agree any scope or programme effects before continuing that work.

Can refurbishment be phased?

Work zones, temporary services, protection and access can be planned in stages where the building conditions permit. Occupant and operator requirements inform the sequence.

How are waterproofing details developed?

Review the substrate, moisture, joints, outlets, upstands and adjoining materials. The selected system and preparation must address the actual exposure and interface conditions.

Why coordinate glass and metalwork with finishes?

Dimensions, supports, fixings, movement and junctions affect both the specialist element and surrounding construction. Confirm interfaces before fabrication and finished-surface installation.

What is checked before applying new finishes?

Substrate condition, dryness where relevant, alignment, preparation and compatibility with the selected system need review. Samples or trial areas establish the agreed appearance.

Do altered services need testing again?

Affected functions and connections are retested under the agreed inspection and commissioning plan. The test boundary should account for the retained system interfaces.

What is included in renovation close-out?

Close the agreed snags, verify affected systems, remove temporary protection and compile relevant test, product and as-built information for the renewed areas.

What information is needed for a quotation?

Share the project location, intended use, drawings or BOQ, scope boundaries and target programme. Existing-condition information and the proposed work windows help establish access, phasing and interface requirements.

How are changes during installation controlled?

Record the proposed change, review its effects on scope, adjacent systems and programme, and obtain the required agreement before execution. Update coordination records and as-built information to reflect the accepted work.
